Three spacious bedrooms each offer king beds and their own full bathrooms, making this the perfect escape for couples or discerning groups seeking privacy and comfort. The open-concept living and dining area invites connection, while the floor-to-ceiling windows draw your eyes to the surrounding forest and red rock horizon.
Step outside and you’ll discover deck space that wraps you in nature, ideal for sunrise coffee or sunset wine. Almost every morning, you can watch colorful hot air balloons drift gracefully across the sky—a magical Sedona sight that never gets old. Private trails lead straight from your backyard into the forest, a rare feature that turns your morning walk into a Sedona adventure. -No professional photo/video shoots unless approved.
-Occupancy is limited to the max amount of guests shown in the listing.
-A signed rental agreement is REQUIRED to book this home.
-No loud noise after 9pm. Violation of this rule will result in loss of security deposit and removal from the home without refund.
-Must be at least 25 years old to book.
-Do not tape anything to the walls and/or ceilings.
-Guests will be charge for any and all damage in the home resulting from their stay.
-There is no garage access at the home, but there is sizable room for parking in the driveway.
-Any items left behind can be sent back for a handling fee of $25 plus the cost to ship and must be prepared before the item will be sent.
Cancellation Policy: Reservations can be cancelled for a full refund within 72 hours of booking. After that, reservations can be cancelled up until 7 days prior to check in for a 50% refund. No refunds are given within 7 days of check in date.
If you wish to change dates or reduce your length of stay, you must do so within 72 hours from booking. After 72 hours, you may not reschedule your reservation dates.
Removing nights after 72 hours will fall under our standard cancellation policy. You will receive a 50% refund of the night(s) removed up until 7 days prior to check in. No refunds are given within 7 days of check in.

Amazing can’t describe
by M. BeymerWe stayed on Feather Way last weekend and we can’t praise this beautiful home and location enough. Luxurious and peaceful , scenic and breathtaking. We loved it and wished we could have stayed longer. The owners and hosts have gone over the top to make it a special stand out experience and in Sedona that’s saying a lot. We’ll be back!
THE PERFECT RETREAT
by Brandie BarclayThis is more than a home- it’s a sanctuary. Every room feels like a spa retreat with cloud-like bedding and a glorious view. Bathrooms make you feel like you’re at a luxury hotel. Every detail is pristine, clean and thought out. Outdoor spaces are fabulous to read, eat and watch the sunrise and sunset. From the moment I arrived, I felt like I never wanted to leave. GORGEOUS, peaceful, serene and very comfortable. I’m already planning my next stay. Don’t miss this one.
Gorgeous spa-like oasis for the family!

Gorgeous design, comfortable layout, big windows with beautiful views of the red rocks in literally every room. The kitchen was well stocked, as was the rest of the house. We enjoyed the games and trail on the property. Was just overall great for our family. We highly recommend and would love to stay here again!
